The small incorporated city west of MoPac where Tosca has kept her office, plus the wider Westlake area the Eanes school district draws its name from.

West Lake Hills incorporated in 1953 and has stayed deliberately small: a few thousand residents on wooded hillside lots, minutes from downtown across the MoPac bridge, with Loop 360 and Bee Cave Road as its spine. Rollingwood sits between it and Zilker Park. Both are served by Eanes ISD, and Westlake High School is the reason a lot of relocating families start their search here before they have seen a single house.

"Westlake" as buyers use it is bigger than the city limits. It takes in Rob Roy, Davenport Ranch, Lost Creek, the Lake Austin bluffs along Westlake Drive and the newer gated streets off Bee Cave Road. Lots are large, streets are quiet, and the Wild Basin preserve keeps a slice of the hills as they were.

Tosca's office is in the Coldwell Banker Realty Westlake office at 1250 S. Capital of Texas Hwy, and her portfolio in this area runs from 4312 Ravine Ridge Trail and 1505 Mount Larson Road (city views) to 4130 River Garden Trail and 1610 Bruton Springs.
