Lake Austin is the reservoir behind Tom Miller Dam, running about 20 miles upstream to Mansfield Dam. Unlike Lake Travis it is held at a constant level, so a dock on Lake Austin is a dock every day of the year. That single fact is why waterfront here trades the way it does, and why the first question a serious buyer asks is which lake.

The shoreline runs from Tarrytown and Mount Bonnell on the east bank to Westlake Drive, Rivercrest, Mañana Street and the coves around the Pennybacker Bridge on the west and north. Boat-dock permitting on the lake runs through the City of Austin and the LCRA, and the age and condition of an existing dock is a real part of any negotiation.
