Lake Austin is held at a constant level by the LCRA. The water is where it was yesterday, the dock is usable every day, and the shoreline is a fixed line on a survey. That is why a Lake Austin waterfront lot in Westlake or Tarrytown is priced the way it is: you are buying certainty, proximity and Eanes ISD in one parcel. Inventory is thin because almost nothing new can be built on the water. Lake Travis is a flood-control reservoir. It rises in wet years and drops in dry ones, sometimes by tens of feet. Waterfront there is about the cove, the depth at your dock in a low year, and whether the dock floats. In exchange you get bigger water, bigger views, more land and more choice: Costa Bella, Vineyard Bay, Hudson Bend, Lakeway and Bee Cave all trade at different levels and each has a different school district story. Questions Tosca asks on every waterfront showing, on either lake: how old is the dock and is it permitted; where is the 100-year flood line on the survey; who maintains the bulkhead; and, on Travis, what did the shoreline look like in the last drought.
